For anyone looking for a home to rent in Barcelona, moving from abroad or already living here

Home search

We search, visit and negotiate for you, come with you to sign and leave the home ready: inventory, utilities and the ITP.

One month’s rent + VAT, whatever the rent

What’s included

For people who have already found a home on their own

Contract check

We check the contract and the rent before you sign, come with you to the signing and take care of the inventory, utilities and the ITP.

What’s included

For people moving from another country

Arrival pack

Padró, NIE or TIE, Social Security, health card and bank, in the right order. We come with you to the appointments.

What’s included

Only on your side

The landlord has an agent. So should you: we search more widely, prepare your file and negotiate in your interest, never in the landlord’s.

A registered agent

In Catalonia, estate agents must be on an official register. Ours: AICAT 13950.

We know the other side

We manage more than 100 rentals for landlords. We know what they look at when choosing a tenant, and what a fair contract looks like.

Nothing from the landlord

We never charge both sides. For the homes we find you, only you pay us. If you choose one we manage for its landlord, the search is free.

No strings attached

You only pay if you hire us, with the price in writing before we start. No exclusivity: you can keep searching on your own and cancel at any time.

Your paperwork, in order

If you’re moving from another country, each step depends on the one before. We book them in the right order and come with you to every appointment that needs you in person.

Questions

I already live in Barcelona. Can you help me?

Yes. The home search and the contract check work the same for you; the arrival pack is only for people moving from another country. If you go to the viewings yourself, you pay nothing in advance.

Why pay you if the landlord’s agent costs me nothing?

Since 2023, the landlord’s agent is paid by the landlord, so they defend the landlord’s interests. You pay us because we defend yours: we search more widely, check the contract and the rent, and negotiate for you.

How much money do I need to move in?

Usually the first month’s rent, a legal deposit of one month (which goes to INCASÒL) and, if the landlord asks for it, an additional guarantee of up to two months. The landlord’s agency fees are not yours to pay.

How long does a rental contract last?

Up to five years if you want (seven if the landlord is a company). You can leave after six months by giving 30 days’ notice.

How long does a search take?

It depends on your budget, area and dates. Many searches take a few weeks; we agree a timetable with you at the start.

What if you don’t find anything?

We can’t guarantee a home, so you’re never tied to us: you can search on your own or with other agents and cancel at any time. If we’ve done viewings for you, the advance isn’t refunded; otherwise, you pay nothing.

Can you start before I arrive?

Yes. We start remotely and can do viewings by video call. Many clients then come for one or two days of viewings.

Do you also work for landlords?

Yes, we manage rentals for landlords. We never charge both sides: if you choose a home we manage, the search is free for you.

Can you guarantee an appointment date?

No one can: appointment dates depend on the authorities. We check availability every day and book the first suitable slot.

Do you help with visas?

We don’t advise on visas or tax. If you need legal advice, you can engage a registered lawyer directly; we coordinate the rest of your arrival.

Can my company pay?

Yes. We invoice the company and keep both you and your HR team informed.

Which areas do you cover?

All of Barcelona, especially Sarrià-Sant Gervasi, Les Corts, Pedralbes, Eixample and Gràcia, and nearby towns on request.

Tell us what you’re looking for

  1. We reply within one working day. If you sent documents, we review them first.
  2. A twenty-minute call to agree areas, budget and dates.
  3. You get the search criteria in writing, with the price stated.
